The Project

In 'a nutshell', the Project revolves around buying land, building properties and selling them on the open market in the popular tourist destination of Goa, India. Your cash involvement will be base-level funding and your profit will be realised on the sale of the properties. The Project aims to give you a 150% return on your money.

The Big Picture

We realise that the costs involved in owning a traditional residential investment property can sometimes be prohibitive, yet people still want to invest in property in some form or another.

To this end, we have been searching for a viable alternative property investment project which is inclusive, not exclusive.

This new Project offers Participants the opportunity to invest into property developments right at the base level. By participating in the early stages, you can become a 'passive developer'. What this means is that we undertake all the work, but you get a share of the final sale profit without any of the associated stresses involved with property development.

By providing working capital, you are helping to fund the acquisition of land, the building of first-class properties to European standards, and the eventual sale of the finished product.

For that commitment, you will have a share of the overall profits generated on the sale of the completed properties.

An Ethical Investment

We have never believed in a 'something-for-nothing' approach, and we appreciate that our Clients also feel the same way.

Unlike various developers and similar schemes operating within Eastern Europe, we feel an obligation to the region we are developing in, otherwise 'development' soon becomes 'exploitation'.

We love Goa. We love its land and we love its people.

To this end, we have pledged that up to 10 percent of the net profit* at termination of the Project will be donated to local schemes dedicated to education, infrastructure and improving the lives of those who will not benefit from residential developments in their own villages.

* Net profit is calculated after Returns, Fees, Local & International Taxes are paid.

The Return

The HG Investor Project aims to give a profit share equivalent to your original investment plus 50% at the end of the three year period, equating to 150% ROI. This equates to approximately more than 14 per annum.

This return compares favourably with, and has potential to outperform the majority of low-entry investment products.

Typically, investment products are quoted at 4, 8 and 12 percent growth. A return of 4% generally represents an interest-bearing account, while 8% represents what you might expect from a tracker fund. The 12% figure represents investment in the stock market (typically 11% after fees) and has historically been 'the best place for your money'.

HG Investor, on average, aims to outperform the stock market by 9.7%

The HG Investor Project is different to other companies 'syndicated' investments in that it will not be buying 3rd party stock plots nor buying shares in 3rd party companies; the HG Investor Project will own the land, own the design, employ the builders and own 100% of the finished product. Beholden to no lender, HG Investor has been designed from the ground up to provide the best returns to its Participants.

The Cost

The cost to you is, quite simply, the amount you decide to invest. The HG Investor Project operates a 100% Usage policy unique amongst similar projects.

100% Usage

Many fund managers charge a large initial fee and some even have a sliding scale of charges that is linked to the growth of your investment. We believe that our customers are the ones who should benefit most from the risk they take with their funds, not us. We have sufficient confidence in our product to be quite happy to receive most of our reward when you do.

Other funds may charge upwards of 7% of your investment as fees. What this means is that for every £1,000 you invest, £70 goes straight towards fees. This in turn means that your profit is calculated on only 93% of your money.

HG Investor think that this is unfair.

With HG Investor, although a percentage of your investment will be put towards operating costs, your return (profit) will be calculated on 100% of your funds invested.

Now that's what we call smart.

The Risk

There are risks wherever you look in life; big risks and small. However, one thing that we have learned is that something truly worth having is never easy.

To that end, there are some important things to consider before jumping in to this Project. Perhaps the most important of these is that we can't absolutely guarantee a particular level of profit, or even any profit; you might even make a loss. Of course, we believe that that's unlikely.

There are other risks to consider, such as a currency risk, where foreign exchange rates may change and put your profit at risk. Business risks, tax risks (changes to tax legislation) and legal risks (changes to the legal system in other countries), are also things to consider.

A list of, and explanation for, some of the more common risks is included within the Project Brochure and you should ensure that you read and understand these fully.
